Restore, Repair or Replace? Working Out What Your Roof Needs

Most people who call us are somewhere between three options, and the honest answer saves them money. We will tell you which one your roof needs before we quote anything.

A restoration is the right call when the roof is sound underneath but tired on top: the coating has faded and gone chalky, some tiles are cracked, the ridge pointing has crazed and started to lift. The structure is fine, so renewing the surface and the ridge line gets you another long stretch of service.

A targeted roof repair is enough when the problem is contained: one active leak, a handful of slipped or broken tiles, a single ridge line that has let go. There is no sense recoating a whole roof to fix a square metre of it, and we will say so.

Replacement is the honest answer only when the roof itself has failed: widespread cracking or crumbling, metal rusted right through, or timbers that have rotted under a long-term leak. That is the minority of roofs. If yours is one of them, we will tell you straight rather than sell you a restoration that will not hold.

What a Full Roof Restoration Includes

A restoration is a sequence of jobs, not a single coat of paint. Not every roof needs every step, and your quote itemises the ones yours actually does. The full scope covers:

High-pressure clean: stripping moss, lichen, grime and the old chalky coating back to a sound surface.
Tile replacement: cracked and broken tiles swapped out, with the count noted in your quote.
Rebedding the ridge caps: any loose or cracked caps relaid on fresh mortar so the ridge line sits true again.
Flexible repointing: a flexible pointing compound over the bedding that moves with the roof, instead of the rigid cement that cracks and lets water in.
Gable, barge capping and bargeboards: gable lines bedded and repointed, barge capping refitted, and bargeboards replaced where the timber has gone soft.
Batten replacement: battens found rotted or split are replaced, so the tiles have something sound to sit on.
Weep holes: drilled where trapped water has no way out, so moisture drains instead of sitting in the roof.
Galvanised tile clips: fitted on exposed and steeper pitches to hold tiles down through wind and storm.
Valleys, storm seal and flashings: valleys cleared, storm seal laid into the valley, and every joint and flashing around vents, chimneys and skylights resealed.
Metal roof work: rusted sheets and rusted screws replaced, laps and fixings resealed, rust treated back to sound steel.
Roof ventilation: whirlybirds fitted where a roof space needs to breathe, which helps with trapped heat and condensation.
Sealer or primer and two colour coats: on tile roofs, a sealer coat (or a terracotta primer on terracotta) to bind the surface, then two colour coats in your choice of Dulux or Industrial Roof Coatings. Metal roofs get a self-priming metal roof paint, so there is no separate primer coat.
Leak sealing: any minor leaks found along the way sealed as part of the work.

Tile and Terracotta Roof Restoration

Many roofs in the south-east are concrete tile, with terracotta on a lot of older homes. Concrete tiles lose their surface coating first. The tile turns porous, grows moss and lichen, and starts to hold water. Terracotta keeps its glaze for much longer but cracks and shifts, and the ridge pointing fails. A tile restoration deals with both: high-pressure clean, cracked tiles replaced, ridge caps rebedded and repointed with flexible pointing, then a sealer or primer and two colour coats. Terracotta roofs are painted over a terracotta primer, in their original colour or a new one.

Colorbond and Metal Roof Restoration

Colorbond and other steel roofs are cleaned down, loose or rusted screws are replaced, laps and flashings are resealed, and surface rust is treated back to sound steel. Sheets that have rusted through are replaced. The roof is then finished with a self-priming metal roof paint, so there is no separate primer coat. A metal roof has no bedded ridge caps, so it is recoated rather than repointed.

Whatever the material, colour and coating options are set out at quote stage so you can pick what suits the house and the budget. If the coating is the only thing that has worn out, roof painting may be all the roof needs.

What a Roof Restoration Costs

As a guide, most tile roof restorations in Melbourne cost $4,200 to $11,550, about $7,900 for a typical job. Metal and Colorbond roof restorations cost $3,150 to $7,900, about $5,250 for a typical job. Your quote is fixed and itemised after a free inspection. There’s no deposit: you pay 50% at the halfway point and 50% on completion, and every full restoration includes free gutter and solar panel cleaning.

Where your roof sits in that range depends on:

Roof area in square metres, and how many storeys, since a double-storey roof needs more access gear and more time.
Pitch and complexity: valleys, dormers and multiple faces are slower and more fiddly than a simple gable.
Condition: how many tiles are cracked, how much pointing has failed, and whether there is rust to treat.
Coating brand and colour chosen for the finish.
Any extra work the inspection turns up, such as valleys, flashings or gutter repairs.

Your written quote lists each of these lines, with the number of broken tiles included stated up front. Once you agree it, the price is fixed. You will not get a low headline figure with the real cost added back on later.

It covers the work itself: the bedding, the pointing, the tile replacement and the coating, all applied to Australian Standards. The coating’s product warranty depends on the manufacturer.
