What a Malvern Restoration Actually Involves

The roof is inspected and photographed first, so you see what we see before anything is quoted. Concrete tile then gets a high-pressure clean, while slate and terracotta get a gentler wash, because pressure that suits concrete will drive water under a slate and chip a glazed edge.

A clean roof also puts the battens in plain view, and on a house of this age they earn a proper look. Where a batten has softened, that section is opened up and the timber replaced in kind, because a new finish over failing battens buys nothing.

Cracked and broken pieces are replaced with matched stock, counted at the inspection rather than discovered later. Ridge caps are rebedded on fresh mortar and then flexibly repointed, so they move with the roof instead of cracking open again in the first hot summer. Gables get the same treatment along their full run, which matters on the gable-end rooflines the precinct descriptions single out. On the tiled roofs, weep holes are drilled so water that works under a tile drains back out rather than standing against the bedding, and galvanised clips are fitted on the steepest period pitches to hold the original tiles without changing anything visible from the street.

Barge capping and bargeboards are checked next. On the older houses the timber behind the capping is often the first thing to go, so failed bargeboards are replaced and the capping refitted rather than screwed back over rot. Around chimneys, valleys and any change of roof plane, flashings are repaired and every joint resealed, and storm seal is run through the valleys, where a complex interwar roofline puts most of its water. That is the fiddly part of a Malvern roof and the part that decides whether it stays dry.

A whirlybird can also be added where a sealed roof space has been cooking under terracotta all summer, positioned so it does nothing to the view from the front.

Where concrete tile is being recoated, a sealer coat soaks in and then three coats go on. Three, not a larger number dressed up to look better on a quote. Before we drive off, the gutters are cleared out and the grounds tidied back to how we found them.

Working Safely on Period Pitches

Malvern’s period roofs are steep, and many are two storeys with a slate or terracotta surface that will not forgive a misstep. The crew works in harness, sets safety rails along the edges, and stands scaffolding wherever the pitch, height or surface calls for it. On a brittle roof that protects the roof as much as the crew, because proper access means nobody is putting weight on a hundred-year-old slate to reach a chimney flashing. Mature street trees and narrow side setbacks also shape how gear gets in, and we settle that at the inspection.
