Ringwood Rooflines, From Maroondah Period Homes to Station-Precinct Apartments

Ringwood sits in the City of Maroondah as the retail and transport hub of the outer east, and that gateway role is written into its housing. Older streets carry terracotta and 1960s to 80s concrete tile on solid brick homes, while the medium-density growth around Ringwood station and the Eastland activity centre precinct runs to Colorbond and membrane on newer apartments and townhouses. Walk from Ringwood Lake toward the interchange and you pass both within a few blocks. Every Stage of a Ringwood Restoration, From Inspection to Final Coat

A proper restoration is a sequence, and our own team carries out all of it rather than handing stages to a subcontractor. On a tiled Ringwood roof the work runs through:

• A close-up inspection with photos, so you see the condition for yourself
• A high-pressure clean that strips moss, lichen and the old, chalking coating back to a sound surface
• Replacing cracked and broken tiles, then rebedding and flexibly repointing the ridge caps so they move with the roof instead of cracking straight back, and gable repointing and bedding where a period gable, unshaded and open to the westerly, has lost its mortar line
• Galvanised clips fitted to hold tiles down on the steep period pitches, where a slipped tile has a long way to fall onto a footpath or a driveway
• Barge capping remade along the roof edge, with replacement of bargeboard where the timber behind it has gone, an edge that reads badly from the street on a period Ringwood frontage
• Drilling weep holes where water has been sitting, so the roof can drain
• Storm sealing the valleys and repairing flashings, the spots where most leaks begin
• Leak detection and sealing on any active leak
• A whirlybird where the cavity is stale and the moisture has nowhere to escape, more of an issue on the closed-in period homes than the newer townhouses, so we check before recommending one
• A sealer coat, then a genuine three-coat paint system

On a Colorbond or metal roof the order changes: rusted sheets and rusted screws come out, the joints and flashings are resealed, the steel is rust-treated, and the recoat is matched to the sheet. Every stage is a named line on the quote, not an extra we spring on you later, and we leave the site clean when we pack up.
