What the Restoration Actually Involves

The whole job runs through our own crew, in sequence.

We inspect and photograph the roof first, so the quote is built on evidence rather than assumption. The tiles then get a high-pressure clean, stripping moss, lichen and the chalked-off coating back to a sound surface. Cracked and broken tiles are replaced with matched stock, counted at the inspection and written into the quote, and any batten beneath them that has gone soft with trapped damp is replaced before new tile goes back over it.

Ridge caps are rebedded on fresh mortar and then flexibly repointed, so they move with the roof instead of splitting the way the original rigid mortar did.

Valleys get their own stage, and on the old orchard blocks it earns the time. Remnant trees keep them loaded with wet litter, so we bed storm seal into the valleys and a hard run of water follows them down to the gutter rather than finding a way in at the edges. Weep holes are drilled wherever water has been sitting with no path out.

On exposed or steeper pitches we fit galvanised clips to hold the tiles down. Wantirna’s estate blocks are open and the wind runs across them, and a clipped tile does not shift on a gusty night and start the slipping problem again.

Barge capping and bargeboards are the next check. On the gable ends of these houses the timber behind the capping is often where rot starts, out of sight. Failed bargeboards get replaced and the barge capping refitted and sealed properly rather than screwed back over a soft board.

Ventilation gets raised where the roof space needs it. On a closed-up 1970s or 1980s tile roof holding heat and moisture under the insulation, whirlybird installation gives the cavity somewhere to breathe. It is quoted only where it is genuinely useful.

On metal roofs the equivalent stages are treating rust, replacing rusted sheets and rusted screws and resealing joints and flashings.

Then the finish: a sealer coat that soaks into the tile, followed by a genuine three-coat system. Three coats, written as three on your quote. We clear the gutters and leave the site clean.

• Colour that comes off on your hand, or a roof that reads grey from the street when it used to read red or brown.
• Moss and lichen holding damp on the shaded slopes, especially under overhanging trees.

• Bargeboards that look dark, soft or swollen at the gable ends.
