What a Blackburn Roof Restoration Involves

The work is done in stages by our own crew, and on a heavily treed block the drainage stages matter as much as the coating.

We inspect and photograph the roof first. Concrete tile then gets a high-pressure clean to strip moss, lichen and chalked coating back to a sound surface, and slate or terracotta gets a gentler wash matched to the material. On a Blackburn roof that stage often lifts years of organic matter out of the valleys as well as off the tiles.

Cracked and broken tiles are replaced with matched stock, counted at the inspection and written into the quote. Ridge caps are rebedded on fresh mortar and flexibly repointed so they move with the roof rather than cracking again in the first hot week. On the steep period pitches around the lake we also fit galvanised clips, so a tile does not work loose when a limb comes down or the wind funnels through a gap in the canopy.

Barge capping and bargeboards get properly assessed here, because on a shaded, damp southern gable the timber behind the capping is often the first thing to fail. Rotted bargeboards are replaced and the barge capping refitted and sealed rather than capped over a problem.

Valleys and flashings are repaired next, then storm seal is laid into the valleys so water running hard off a steep pitch sheds cleanly instead of tracking sideways under the tiles. Where water has been trapped with nowhere to go, we drill weep holes so it drains rather than sitting against the mortar and timber. Every joint and flashing is resealed once repairs are done. Whirlybirds go in where a shaded cavity under the canopy stays damp long after the weather has cleared, and they stay off the quote when the roof space is already moving air.

On concrete tile, a sealer coat soaks in and a genuine three-coat system goes over it. Three coats, written as three. Gutters are cleared and the site left clean before we leave.

Slate, Terracotta, Concrete and Colorbond

Blackburn has all four, and they do not share a method.

Slate on the pre-war homes is repaired, not painted. Broken and slipping pieces are replaced with matched stock, fixings are checked, and the roof is repointed and resealed so it can still be read and maintained.

Terracotta has its colour fired into the tile. Where the glaze is sound it is cleaned gently and resealed with a product made for a glazed surface, which is not what goes on concrete.

Concrete tile, the workhorse of the post-war streets, takes the full clean, replace, rebed, repoint and three-coat sequence and comes up very well when the tiles are still sound.

Colorbond on the Canterbury Road townhouses has no pointing at all. Rust is treated before it spreads, rusted sheets and rusted screws are replaced, joints and flashings resealed, and the recoat is made to move with steel.
