First, the Honest Question: Replace, or Restore?
- A roof restoration renews a roof that is still structurally sound. The tiles or sheets have plenty of life left; they just need cleaning, cracked tiles swapped, ridge caps rebedded and repointed, and a fresh coat. Our roof restoration service covers exactly that.
- Roof repairs are targeted fixes: a run of slipped tiles, a leaking valley, a length of rusted flashing. If the rest of the roof is fine, that is all you need, and our roof repairs team handles it.
- A roof replacement is a new roof. You need one when the problem is the roof itself, not the coating or a few tiles.
The signs a roof is past restoring tend to cluster: widespread rust that has perforated the sheets, battens or rafters rotted where leaks sat for years, tiles gone brittle in numbers too high to keep replacing, or a visible sag in the roofline that points to structural trouble underneath. When a roof is failing in more than one of those ways at once, it has usually reached the end of its service life.
If a restoration will genuinely get you another decade, that is what we will recommend. Replacement is the right call only when the roof can no longer be made watertight any other way.
What a Full Re-Roof Involves, Start to Finish
This is where a replacement parts ways with a restoration, and it is worth knowing what you are paying for. Re-roofing your home runs in three broad stages.
First, we strip the old roof. Tiles or metal sheets come off and are cleared from the property, along with the old sarking. If the roof contains asbestos, that changes how removal is handled (more on that under cost, below).
Second, we inspect and repair the structure the roof sits on. With the covering off, the battens, sarking and fascia are exposed. Rotted or split battens get replaced. Fresh sarking, the membrane under the roof, goes down to manage condensation and add a second line of defence against water. Any failed structural timber is sorted before the new roof goes on. This step is the one restorations never touch, and it is why a replacement lasts.
Third, we install the new roof. New battens where needed, then the new tiles or Colorbond steel, ridge and gable capping bedded and pointed, barge capping and bargeboards, flashings and valleys with storm seal laid in, all fitted to Australian Standards. Galvanised clips go on where an exposed or steep pitch needs the tiles held down, weep holes are drilled so trapped water can drain, and whirlybirds are fitted where the roof space needs to breathe. The crew works off harnesses, safety rails and scaffolding as the roof requires, and the site is left clean, with all offcuts taken away.
Going From Tiles to Colorbond, and Choosing Your New Roof
A re-roof is your one chance to change what is over your head, so material choice matters.
Tile to tile. If you like a tiled roof, we re-roof in concrete or terracotta. Terracotta holds its colour without recoating; concrete is the more economical tile and takes a coating well.
Tile to Colorbond. This is the conversion a lot of Melbourne homeowners ask about, and often the smart move on an ageing tile roof. Colorbond steel is lighter on the frame, sheds water fast on a low pitch, comes in the full BlueScope colour range, and suits a home that keeps cracking and slipping tiles.
Metal to metal. A tired Colorbond or older metal roof gets replaced sheet for sheet in a current profile, which is also the point to sort out any undersized gutters and flashings.

Every roof is a different number, which is why we quote each one rather than post a rate. The things that move the price are straightforward:
- Roof size, measured in square metres. The single biggest factor.
- Material, tile against Colorbond, and the grade or profile within each.
- Pitch and complexity. Hips, valleys, dormers, skylights and chimneys all add labour over a simple gable.
- Single or double storey. A two-storey home usually needs scaffolding, which adds to the job.
- Structural repairs. Whatever the battens, sarking and fascia need once the old roof is off.
- Old-roof removal and disposal. Carting the old roof away is part of it. Do I actually need a full replacement, or will a restoration do?
Only a proper look tells you. If the roof is structurally sound and the trouble is faded coating, a few cracked tiles or minor leaks, a restoration is the cheaper, sensible fix. Replacement is for roofs with widespread rust, rotted structure or a covering that has reached the end of its life. We give you the honest answer at inspection.
Is it worth replacing a tiled roof with Colorbond?
Often, yes, if your tile roof keeps cracking and slipping. Colorbond is lighter on the frame, quick to shed water and low-maintenance. If your tiles are sound and you like the look, re-roofing in tile is just as valid. It comes down to the state of your roof and what you want.
What is the most expensive part of replacing a roof?
Usually the labour, and it climbs with anything that slows the job down: a steep or complex roofline, a second storey needing scaffolding, structural repairs found once the old roof is off, and asbestos disposal where it applies. Your itemised quote breaks all of it out.
