Some callers know exactly what they need, a slipped tile refixed, a valley cleared, a flashing resealed. Others just know there is a stain on the ceiling and want someone to work out why. Either way, the first step is the same: a proper look, then an itemised quote you can read line by line.

What a Roof Repair Actually Covers

Most roof repairs fall into a handful of jobs. Here is the work we do most across Melbourne:

• Leaks traced back to the actual source, not just the spot where the water shows inside
• Cracked, broken and slipped tiles replaced and refixed
• Ridge caps rebedded and sealed with flexible pointing that moves with the roof instead of cracking out again
• Flashing resealed or replaced around chimneys, skylights, vents and wall junctions
• Valley irons cleared or renewed where they have rusted or filled with debris, with storm seal laid into the valley
• Rusted, lifted or loose metal and Colorbond sheeting refixed, resealed or replaced, along with rusted screws and fixings
• Gable lines rebedded and repointed, barge capping refitted and rotted bargeboards replaced
• Rotted or split battens replaced, and galvanised clips fitted where tiles need holding down on an exposed pitch
• Weep holes drilled where trapped water has nowhere to drain
• Whirlybirds and roof vents installed where a roof space is holding heat or condensation
• Storm and hail damage made watertight

If you are trying to work out what you are looking at, the symptom is usually a good guide. A ceiling stain after heavy rain points to a flashing, valley or a cracked tile above that spot. Grey dust and crumbs of mortar in the gutter mean the ridge pointing is breaking down. Tiles visibly out of line, or a corner of metal roof lifting in the wind, are doing exactly what they look like they are doing. A leak that only shows in driving rain is often flashing, and it is the kind of fault worth having looked at properly rather than guessed at. Where the source is not obvious, roof leak detection is a service in its own right, and finding the leak comes before we quote the repair.

Ridge Capping Repairs: Rebedding and Repointing

The ridge caps along the top and hips of a tile roof sit on a bed of mortar and are sealed with pointing. Over time the old cement bedding cracks and the pointing comes away, so caps loosen and rain gets in along the ridge. A ridge capping repair lifts the loose caps, clears out the failed bedding, and lays them again on fresh bedding. Then the joints get flexible pointing, which moves with the roof instead of cracking. If only the pointing has failed and the bedding is sound, a repoint alone is often enough. We’ll tell you which one your roof needs and show you photos of what we found.

Cracked and Broken Roof Tile Replacement

One cracked tile is enough to let water track into the roof space, and the damage usually shows up on a ceiling long after the crack formed. We replace cracked and broken concrete and terracotta tiles with matching tiles, check the sarking and battens underneath, and look over the rest of the roof while we’re up there. For older or discontinued profiles we source matching second-hand tiles where we can. If we can’t get a match, we’ll tell you before we start.
