Two Councils, One Creek and a Lot of Heritage Roofs

The heritage layer here is real and active. The City of Boroondara has applied interim Heritage Overlays over several Glen Iris precincts, and the part of the suburb inside Stonnington includes the Dorrington Estate Precinct, Heritage Overlay HO351. Between them they cover much of the period housing, particularly the Federation homes along Malvern Road and the streets running back off High Street.

Those houses carry slate and terracotta, often Marseille pattern, on steep hipped and gabled rooflines with more valleys and flashings than a modern roof has in total. Behind them, the streets between Glen Iris and Gardiner stations on the Glen Waverley line are mostly mid-century concrete tile, and along the Gardiners Creek Trail corridor the canopy is old and heavy, which keeps the southern faces damp and gives moss somewhere permanent to live. We restore, repair and match what is on the roof. Permits and approvals are not something we deal in, so on an overlay property we keep the existing form and material as they are.

Restore, Repair or Replace: Which One Is Yours

A restoration is the right answer when the wear is spread out. Pointing crumbling along the ridge and gable lines, a coating chalked off, moss across the shaded slopes, cracked tiles in every direction. That roof is structurally fine and needs bringing back, which is what much of Glen Iris’s mid-century tile stock is doing now.

Matching the Method to the Material in Glen Iris

Slate is repaired rather than recoated. Broken and slipping pieces are replaced with matched stock, fixings are checked, and the roof is repointed and resealed. A colour coat over slate covers up the very thing you need to inspect.

Terracotta, including the Marseille tile on the Federation and interwar homes, has its colour fired in. Where the glaze is still sound the roof is cleaned carefully and resealed with a product made for a glazed surface.

Concrete tile takes the full treatment and is the bulk of the work here: clean, replace what is cracked, rebed and repoint, then sealer and a genuine three-coat system.

Colorbond and zinc on the newer rebuilds have no pointing in them at all. Surface rust is treated before it spreads, rusted sheets and rusted screws are replaced, joints and flashings are resealed, and the recoat is built for steel. Our team holds a trade Certificate IV in Engineering, which sits behind the metal side of the job.

Working Safely on Glen Iris Rooflines

The period roofs here are steep, often two storeys, and clad in material that cracks if you stand on it wrong. Our crew works in harness, sets safety rails to the edges, and puts up scaffolding wherever the pitch, the height or a fragile surface calls for it. On the treed blocks along Gardiners Creek that setup does something else useful: it keeps ladders and debris off garden beds and gives stable footing around overhanging limbs.

What Actually Happens During the Restoration

The whole job is carried out by our own team, in this order.

We inspect and photograph the roof first, so you are looking at your own roof rather than a stock brochure when the quote arrives. Concrete tile then gets a high-pressure clean, stripping moss, lichen and chalked-off coating back to a sound surface. Slate and terracotta get a gentler wash suited to what they are.

Cracked and broken tiles are replaced with matched stock, counted at the inspection and listed in the quote. Ridge caps are rebedded on fresh mortar, then flexibly repointed so they move with the roof through summer instead of splitting open again. The gable lines are bedded and repointed to match, since the hipped and gabled period rooflines here hold as much mortar down the gables as along the ridge.

Once the roof is clean the timber is visible, and that is when batten replacement gets decided. Where battens have gone soft or rotted they are replaced, because coating a roof with failing battens underneath is money wasted.

The roof edges are dealt with in the same pass. Barge capping is lifted, the bargeboard behind it renewed where damp under the creek canopy has taken the timber, and the capping refitted to the profile the house already carries. On the steep period pitches, weep holes are drilled through the bedding so trapped water finds a way out rather than lying against the mortar, and galvanised clips hold down tiles a gust up the creek line would otherwise lift.

Valleys get particular attention on a leafy Glen Iris block, because a valley packed with leaf litter stays wet. Valleys and flashings are repaired where needed, and storm seal is laid into the valleys so fast-running water sheds cleanly rather than tracking sideways under the tiles. Leak detection and sealing then deals with the exact points where water has been getting in.

Where a roof space has no ventilation at all, a whirlybird can be set into a rear slope, out of sight of the street, so the roofline you see from the footpath stays exactly as it was.

On concrete tile, a sealer coat soaks in and three coats go on over it. Three, in words, on your quote. Gutters are cleared and the site left clean before we pack up.
